Renovation of a Grade II listed building to luxury apartments
Deheers Warehouse on Custom House Quay is one of Weymouth’s iconic harbour side properties. This project enabled its transformation into a restaurant on the ground floor and luxury apartments across the floors above.
The beautiful Grade II Listed building renovation was due to complete in summer 2020, however, sensitive redevelopment projects are not without their challenges, not least during a covid lockdown. The project was also successfully undertaken in a restricted working port with high volumes of pedestrian traffic.
The project entailed demolition to the internal warehouse (previously a pool bar) with the external façade retained and refreshed.
Being a Listed building the facade element was managed working closely with the local conservation officer.
The project was awarded the Weymouth Civic Society Annual Award 2020-2021, “for the very fine restoration of this historic warehouse and its conversion to five apartments.”
A new structural steel frame was installed throughout each floor with new blockwork load bearing walls, brickwork and lintels, along with new floors and partitions. Some of the brick and blockwork was replaced using a brand new market-leading reinforced product.
We replaced windows, carried out roof repairs and installed new roof lights. We also removed the original staircase replacing with steel stairs and the lift shaft was altered to suit the revised building layout.
In addition to restoration of the main building we managed internal fit out of five new high end apartments.
Specialist elements included:
- Crane lift for roof lights
- Restricted day to day working space
- Highways and council liaison during works at key stages
- Pedestrian lift installation
- Below ground car park formed with specialist ventilation system
