The site achieved a BREEAM ‘Very Good’ certification with sustainability at the heart of design and delivery

Concorde Park is a new state of the art industrial scheme, consisting of 10 units at the well established Segensworth Industrial Estate, located just off J9 M27.

We were instructed by Kingsbridge Estates for the Design and Construction of 10 units ranging from 2,971 ft2 to 20,000 ft2. The units have loading facilities, first floor, high quality office space and a minimum eaves height of 8.4m.

The project started in October 2019 and was handed over November 2020, after a minor 6-week delay due to Covid restrictions.

 

Concorde Park is a Site of Importance for Nature Conservation (SINC)

  • Nil material was sent to landfill during the works
  • 2,850m3 of topsoil re-purposed off site at two local golf courses
  • 4,418m3 of material remains on site as fill material
  • No primary aggregates were imported during construction
  • 8,180T of recycled Type1 material was imported and re-purposed
  • 1,440T of recycled Track Ballast imported and repurposed
  • Photovoltaic capability to all units
  • Fast charging EV points across the site.

 

Key Challenges

During the winter of 2019 the heavy rain posed some challenging conditions for the team. The large amounts of rain meant we needed to dewater the foundations for units 8-10 to a 4m drop in elevation.

We also introduced areas of drainage throughout the site ensuring no adverse effects of the new drainage areas throughout the works.

Covid-19 had some impact on the project due to some supply chain partners closing temporarily, the German window manufacturer had a delay in delivery and SSE temporarily closed. In order to manage this unprecedented challenge, we reassessed the programme, bringing forward later activities to minimise the delays overall.
