Redevelopment of COTY Distribution Site, Bournemouth
Facilitating Works: Complete
Main Development Works: To complete December 2025
The development was strategically divided into two plots; Facilitating Works and the Main Development Works allowing for a phased approach that minimised disruption to COTY’S ongoing distribution activities.
The Facilitating Works focused on essential upgrades to support both current operations and the future expansion. One of the key interventions was the relocation of COTY’S existing car park, which was redesigned to improve traffic flow and accessibility. Importantly, the new layout incorporated electric vehicle (EV) charging points, aligning with the company’s sustainability goals. Adjacent to the car park, the service yard was extended to accommodate increased logistics demands, providing more efficient space for goods handling and vehicle manoeuvring. A new driver’s welfare building was also constructed, offering rest facilities and amenities tailored to the needs of long-haul drivers an often overlooked but critical component of distribution infrastructure.
The Main Development Works represent the main aim of the transformation. This phase has introduced six industrial and warehousing units, distributed across three buildings with a combined gross internal area (GIA) of 115,938 square feet. The units were designed to be flexible, falling within Use Classes E(g)(ii), E(g)(iii), B2, and B8, making them suitable for research and development, light industrial processes, general industrial use, and storage/distribution. Each unit will be complemented by ancillary office space, ensuring that administrative and operational functions can be seamlessly integrated.
Refuse and cycle stores were also installed, promoting sustainability and encouraging alternative modes of transport for employees.
